On our valuation we will discuss with you our services that we offer and most importantly the rental figure for your property. If you are happy to go ahead the next steps will be arranging for one of our photographers to attend, full colour photos and floorplans will be carried out and your property particulars will be drawn up for you to view and approve before going live. Once confirmed your property will be advertised on our website and Rightmove and there is also the option to have a board placed outside the property if you wish.
All our viewings will be accompanied and any offers we receive will be put forward to you to discuss. Once you have a confirmed offer and accept this, it will be passed over to our admin team to then fully assess the prospective new tenants. We carry out full reference checks on all tenants and in line with current legislation carry out the right to rent check, our admin team will keep you up to date throughout this process and are there to assist you and answer any further questions you may have during this time.

Landlords responsibilities
In order to be up to date with current legislation we would advise all landlords to adhere to the following;
Smoke alarms - Every rental property is required by law to have a working smoke alarm, there should be a minimum of one smoke alarm per floor of the property.
Carbon Monoxide alarm - It is the landlord’s responsibility to ensure that a carbon monoxide detector is fitted in any room within the property which contains an appliance which burns solid fuel. Whilst gas and oil boilers do not fall within this remit, it is still best practice to install an alarm.
EPC - All rental properties are required to have an in date EPC within seven days of marketing. They will need to have a minimum rating of at least an “E”, the report is valid for 10 years.
Gas Safety Certificate - If the property has gas appliances or a flue then a gas safety certificate is required. This needs to be carried out by a gas safe registered engineer and will come back with either a pass or fail, if failed then the necessary requirements will need to be carried out in order for this to be passed and will then be valid for 12 months. A tenant will be unable to move into a property without a valid gas safety certificate.
Electrical Equipment - All rental properties are legally required to have a valid EICR in place prior to a new tenancy, if any faults are found following this test they are required to be rectified within 28 days from the test date and need to be carried out by a Part p registered person. This test should be carried out at least once every 5 years
Fire - If you are providing any furniture with the property it will need to comply with the fire and furnishing safety regulations, there are some items that are not included in this and includes carpets, curtains, loose covers for mattresses, pillow cases, bedding for duvets and any furniture made prior to 1950.
Landlord Property License - If your property lies within certain boroughs you will need to obtain a landlord license in order for the property to be rented, the current local boroughs that this applies to are Redbridge, Waltham Forest and Newham. Deposit Protection - If you are under our Introduction and tenancy service then you will need to register the tenants deposit with a government approved scheme. There are three schemes you can register the deposit with these being Mydeposits, TDS or DPS. Registering the tenants deposit for the duration of the tenancy is a legal requirement. If you choose one of our other two services then registration is included and will be registered with the DPS.
