Or if you have seen a property available to rent please let us know, we can then book you in for a viewing.
Once you have viewed the property and wish to go ahead we would require an offer in writing from you which we will put to the landlord and once agreed we can then begin the referencing procedure. When your references have been completed the tenancy agreement can be finalised and everything completed for your move in date.
Tenant Fees
As per current legislation tenants no longer pay additional fees on top of their rent and deposit, the standard fees are as follows:
Holding deposit - This will equate to one weeks rent and will reserve the property whilst referencing is carried out, if referencing is successful the amount will be deducted from the total balance due.
Deposit - A deposit of 5 weeks rent (if the annual rent of the property is £50,000 or below) or 6 weeks rent (if this is above £50,000)
Late rent payments - If rent is more than 14 days in arrears then the tenant may incur an additional 3% above the Bank of England base rate on top.
Lost keys or fobs - Tenants will be charged a reasonable charge for the replacement of these if they are found to be lost/damaged by the tenant and have to be replaced by the landlord.
Early Termination fee - If you wish to break the fixed term of your contract you will be liable to pay any outstanding rent owed to the landlord and fees for reletting the property.
Changes to the tenancy - If during your tenancy a change is required such as a change of sharer or an additional clause a charge of £50 will apply.
